Since 2012 local communities have been able to produce a Neighbourhood Plan for their local area, putting in place planning policies for the future development and growth of the neighbourhood.
In 2017 it was agreed that Condover Parish Council would look at creating a Neighbourhood Plan. After a lot of work and many consultations we are now approaching the final stages.
In brief a Neighbourhood Plan is a community-led framework for guiding the future development and growth of an area. It may contain visions, aims, planning policies, proposals for improving the area or providing new facilities, or allocation of key sites for specific kinds of development.
A Neighbourhood plan will be subject to examination and referendum and then form part of the Local Development Plan. This statutory status gives Neighbourhood Plans far more weight than some other local planning documents, such as parish plans, community plans and village design statements.
During Community Consultations and feedback we have created a SWOT analysis report which fully explains the need for such a plan.

The next stage of our Neighbourhood Planning processes is to address housing within our parish.
Condover Parish Council are required by Shropshire Council to provide 69 new homes – with Dorrington being the main development hub within Condover Parish.
Of the 69 homes required, 7 have already been built, leaving 62 new homes.
It has been agreed with Shropshire Council that our Neighbourhood Plan will allocate preferred housing sites to deliver 55 of the 62 homes required.
It is expected that the remaining 7 houses will be delivered through windfall opportunities (infill sites etc).
There has been extensive consultation with residents about the location and scale of proposed sites. Through the consultations is has been established that residents would prefer new housing to be delivered on a number of smaller sites rather than one large site. The proposed preferred sites have been narrowed down to two options: –
Option One – the houses would be built over 3 sites
The Maitlands – 5 houses
Off Limes Paddocks – 15 houses
On Station Road – 35 houses
Option Two – the houses would be built over 2 sites
Off Limes Paddocks – 15 houses
On Station Road – 40 houses

Consultations will take place throughout the Parish – come along and share your views – your opinions matter!
